1. Site Preparation and Utilities:
We begin with clearing and grading the building area, establishing access, and setting up erosion control. During this stage we install underground utilities such as electric, water, and sewer connections. If city services are available we will connect to them. If the property uses a private septic system, we connect to the existing system according to the septic designer’s specifications and handle all required state and local inspections. Every connection and inspection is fully coordinated by our team so you do not have to manage paperwork or scheduling.
2. Foundation Installation:
Next comes excavation for footings and the foundation, typically a crawl space or full basement as designed. During this phase we install proper footing drains and water-management systems to protect the foundation over the long term. This step also includes the first local building inspection, ensuring the foundation is code compliant and ready for construction.
3. Framing the ADU:
With the foundation approved, we frame the structure including walls, floors, and roof systems. This is when the ADU’s form truly emerges and you can begin to walk through rooms and experience the planned layout.
4. Exterior and Structural Finish Work:
After framing, the exterior shell is completed with roofing, windows, doors, and siding. Interior mechanical, electrical, and plumbing systems are installed and protected as we close the structure. During this stage the ADU starts to feel like a real home, with its full shape, interior volumes, and design details taking final form.
5. Final Site Work and Landscaping:
Once the structure is complete, we focus on the property itself. This includes driveway paving, final grading, hardscaping, and landscaping to integrate your new ADU with the existing home and surroundings.
6. Walkthrough and Handover:
When every checklist item is complete and all inspections have passed, we guide you through a final walkthrough. This is where we answer any remaining questions and officially turn the keys over for move in. Throughout the entire process you can expect:

Regular lender documentation when required for draw schedules or construction loans
