Our Design Process

Design is at the heart of every ADU we build. At Granite State ADU, we treat design as both art and problem-solving: creating a home that is beautiful, functional, and perfectly matched to your property, lifestyle, and budget.

Starting with Inspiration:

The ADU plans featured on our website are starting points, not limitations. We invite you to browse them for ideas and inspiration. From there we collaborate to shape a design that reflects your goals, aesthetic, and practical needs—whether that’s a compact rental, a multi-generational retreat, or a forever home for aging in place.

Tailoring to Your Property:

Every property is unique. During design we study solar orientation, prevailing winds, views, and ease of access, especially for live-in-place scenarios. We also account for setbacks, topography, and driveway connections so the finished design feels like it belongs exactly where it is.

Coordinating with Lenders and Budgets:

From the first sketches forward we stay in communication with your lender or appraiser. We provide timely drawings, cost updates, and documentation so financing approvals and appraisals keep pace with the design. This integrated approach ensures that budget requirements are met and there are no financial surprises.

Step-by-Step Design Framework:

1. Schematic Phase

We begin with a site visit and zoning review to understand your property and goals. Using one of our website plans or a blank canvas, we develop preliminary layouts and siting concepts. During this stage we explore how the ADU will take advantage of solar exposure, natural ventilation, and site views while planning for access and aging-in-place features.

2. Cost Control

As the schematic design takes shape, we refine the floor plan and elevations and begin coordinating with lenders for early appraisals. We update construction budgets and adjust details as needed so the project stays within the agreed financial framework. This phase locks in the design concept and confirms that it meets both your vision and your budget.

3. Construction Documents

With the design and cost plan in place, we prepare a full set of permit-ready drawings and specifications. These include structural details, energy-code compliance, and complete site plans. We supply the documents your lender needs for final approvals and we handle all building-permit applications and communications with municipal and state offices, ensuring a smooth transition into construction.

Granite State ADU combines design passion with technical precision. The result is an ADU that is beautiful, energy-smart, and fully customized to your property and your life, supported every step of the way by a process that keeps creativity and budget perfectly aligned.
