Step1: Property Review

Every ADU project starts with knowing what your property allows.
Granite State ADU offers a free, no-obligation Zoning Analysis so you can understand exactly what’s possible before spending a dime on design or construction.

Why It Matters

Every town has its own rules for setbacks, lot coverage, height limits, and overlay districts.
Even with new ADU-friendly laws, no two lots are the same.
Our analysis helps you answer key questions like:

  • Where on my property could a detached ADU be built?

  • What size and height are allowed?

  • Are there flood zones, slopes, or easements to consider?

Clarifying these details early prevents surprises later—keeping your project on track, on budget, and fully compliant.

How It Works

Fill out our Zoning Analysis Form with your property address, desired number of bedrooms/baths, and target budget.
We’ll research your town’s zoning to determine what’s allowed on your lot.
Once complete, we’ll call you to discuss our findings, answer your questions, and recommend a starting model you can share with your lender for pre-approval—all at no cost or obligation.

Your Next Step

Once you’ve reviewed our findings and have a model in mind, the next step is a Site Visit where we assess your property in person—sun, slope, vehicle access, drainage, and more—and develop a preliminary construction estimate.
This on-site evaluation bridges the gap between zoning potential and real-world feasibility, setting the stage for design and construction.
